|Going, going, gone...|
|The market remains robust. The biggest factor slowing it down is the lack of inventory, which is also true nationwide. Nantucket inventory is down approximately 20% year over year and 60% from its peak in 2009. According to Realtor.com, national inventory of active listings dropped below 700,000 for first time in its records. What has also become very apparent is rental inventory is way down, too - approximately 20%. Many rental homes were either bought and taken out of the rental pool or the homeowners simply are not renting this summer.
Total yearly sales volume went over $1.5bn in 2020 for the first time in history. And, it almost went over $2bn!!! Total volume for 2020 was an astounding $1.862bn (and, keep in mind the market was basically non-existent for mid-March to June).

With all the unbelievably awesome attributes Nantucket has to offer, many would say that the island is priceless. We at JPFCO are ones that sail to that tune.
Sometimes, in order to make it happen you have to pay full price. Of course, it is our nature as humans to negotiate but when you see a property you want and it's for sale, don't hesitate to pay for it - you won't regret it!
Recently, we had a client that wanted a piece of property and the seller wanted full price. The property had been on the market for 6 months so the buyer was hoping to negotiate. Time to shine and make it happen!
We helped build confidence in the buyer that the value was there and they should move forward at full price. They did and before even signing the purchase and sale agreement, they had an offer to purchase the contract for over 20% of what they were paying!

We've never been so excited to greet a year. At J Pepper Frazier Company, we are beginning the exciting process of preparing for the upcoming rental season. If you're joining us on island this year, it's time to do a bit of planning yourself!
The Steamship Authority, which includes the two car ferries and the high speed ferry Iyanough, are in high demand come the summer season. Summer residents, guests, and locals alike must plan in advance to gain a highly coveted spot on the boats from Hyannis to Nantucket and back. In order to plan your travel in accordance with the demand, the Steamship Authority has created a tiered reservation system.
Beginning at 5:00 am on January 12, 2021 the Steamship Authority will begin taking internet reservations for travel to Nantucket from May 19, 2021 through October 18, 2021. Reservations requests may also be made through the mail, with up to five transactions accepted. All reservations requests made through the mail will be processed as received, beginning on January 12, 2021.
Beginning on January 26, 2021 at 7:30 am, the Steamship Authority will begin taking reservations over the phone.
Reservations for travel in the fall will open in June 2021.
