|In this ultra competitive market, buyers need to do whatever they can to differentiate themselves. We just did a deal where our Buyer won a bidding war for a gorgeous property not because she was the highest bidder, but because she gave the Seller something worth more than money to them. She wrote the Seller a heartfelt note explaining her love of the area and most importantly that she did not plan to teardown the Seller's summer home of 30+ years, but simply to make modest renovations. When dealing with $5mm+ transactions, factors like the Seller knowing that their home that's filled with amazing memories will be preserved means a lot more to them than a few $100k's.

Recently, we were doing a deal where the Seller's property had been on the market for a while and we had a Buyer eager to be on the Island. The Buyer wanted to move into the property and close in 48 hours but the Seller could not get off the Island. Time to make it happen, JPFCO style!
We spoke to the Buyer and arranged for the Seller to get a ride on the Buyer's private jet. Keys in hand and wheels up, another deal complete. Enjoy awesome August!!!

|The Rainbow Fleet Returns|
|With the proverbial flipping of the calendar to the final month of our summer season, we simply can't believe it's gone so quickly. This has been a summer for the books in so many ways and one Nantucket can really be proud of. The island has reached a record number of visitors and despite constant change in the world, the Nantucket experience is always one of perfect beach days, leisurely shopping trips, and memorable moments with family and friends.
But before we turn our eyes on fall just yet, there still is so much summer magic left to enjoy! One of our favorite summer traditions is the Opera House Cup Regatta. Held this year on Sunday, August 22nd, The Opera House Cup Regatta was the first all-wooden, single-hulled classic boat regatta on the East Coast. The event is a can't miss spectacle and attracts some of the finest sailboats in the country. Kicking off the event is the classic parade of Nantucket's Rainbow Fleet around Brant Point. Boats take position in the harbor at 9:20 and the parade begins at 9:40am. Grab a box of Downyflake Donuts or a Bartlett sandwich to-go and watch as the Rainbow Fleet makes its way into the harbor. Be advised that the best viewing locations include Brant Point, Children's Beach, and Coatue.
