75 with a Breeze

Being 30 miles out at sea, weather plays a huge role in the Nantucket real estate market. This spring, many believed the market was slowing because sales were sparse, but almost every weekend brought weather that restricted travel. At the end of the day, most buyers of Nantucket real estate lead busy lives; if they miss that one weekend to come look and buy, then it might not happen.

That said, summer is here, the fog has been minimal, the mainland is sweltering at 90+ degrees, and Nantucket is holding steady at 75 with a perfect ocean breeze -- and people are buying. Market's very healthy...

In fact, we currently have the highest volume of sales in the pipeline for this time of year, ever.

Wheels in Motion

All the wheels are in motion, and another epic summer is spinning in the right direction. Every now and then, Team JPFCO encounters a client who's more focused on finding faults than enjoying the beauty around them. Not the ideal island visitor, but still, we're here to make their summer a success.

Recently, we had a tenant move into a home that we saw as perfect -- sunshine streaming through the windows, cool breezes drifting in, the promise of epic events, peeling waves, bent fishing rods, world-class shops, and five-star dining just steps away. But all they could see were imperfections. Determined to make it right, we went above and beyond -- painting the house, replacing linens, adding new appliances, even arranging daily laundry service. Still, they weren't happy.

Then, opportunity knocked. We sold one of our listings, and on a hunch, called the new homeowner, also a client and friend, to see if they might be willing to rent their home to the unhappy tenant. They agreed, and we moved the tenant in at a discounted rate. This time, the tenant was thrilled. It sunk in: on Nantucket, you have to pay to play. They ended up making an offer to lease the home for 2026. The homeowner agreed, but at four times the rental amount. The tenant said yes without hesitation. And just like that, the wheels on the Willy kept spinning.
