 | | Early Bird Gets the Worm | When lots first came on the market five years ago on Cannonbury Lane, the first one sold for $950,000. Just recently, one sold for $2,895,000, almost five years to the day from that first sale. That's a 200% return over five years, or 40% per year. Pretty solid. But consider if the lot had been financed with 30% down. With a $285,000 initial investment, the unrealized gain would be around 830% after expenses (carrying costs, taxes, etc.) over five years, or roughly 166% per year. Wow. It goes to show that if you get in early on developments on Nantucket, you are almost guaranteed to have instant equity. Think Ellens Way, Gingy Lane, Maple Lane, and more.
