 | | Up, Up and Away | The market continues to rise and doesn't show any signs of letting up. It's on track to have the second-highest yearly closed dollar volume in history, only behind 2021. The available inventory remains relatively low; there are currently 171 available listings compared to 10 years ago when there were 480.
Another short-term rental showdown is scheduled for the Special Town Meeting on November 4. There are only two articles: Article 1, which allows and codifies short-term rentals in Nantucket's zoning code, and Article 2, which allows short-term rentals but restricts the amount of time a property can be rented short-term to 49 days during June 15 to August 31, and 70 days total in the calendar year. If neither passes, the decision on short-term rentals falls into the hands of Judge Vhay, who has already determined that short-term rentals are essentially illegal in the Residential Old Historic District, which could be disastrous. Vote yes on Article 1 and let the decision-making stay with the people. | |

We then approached the Buyer with the idea, explaining that the sale could move forward at their desired price if they allowed the Seller that limited use. Those two weeks effectively bridged the gap by lowering the purchase price and also saving the Buyer on income tax they would have paid from renting the property.
