 | | Early Indicators | Despite Nantucket being under a layer of snow and ice for much of January, with many, many boats canceled due to wind and the harbor being frozen over (the Coast Guard cutter had to break a path open for the ferries), the market is still strong. Even with very few new listings at the start of 2026, closed sales have reached the third-highest year-to-date dollar volume in history.
Considering that the Nantucket real estate market correlates heavily with the equity markets, which are at all-time highs, interest rates are hovering around 6 percent for a 30-year fixed mortgage (relatively low compared to much of the past five decades), and the island is beginning to thaw, this market has the makings to catch fire if sellers show up. | |

Additionally, vendor contracts should be confirmed early, as Nantucket service providers book quickly in the spring.
