GROUND NOTES FROM DALTON |
 | | Town Meeting | Town Meeting has come and gone. The main hot topics were 1) whether or not to support the building of a new Our Island Home at an estimated cost of $137mm, 2) whether or not to support the Nantucket Public Schools' proposal to renovate the athletic facilities and change the Vito Capizzo field from grass to turf at an estimated cost of $26mm, 3) whether or not to expand the municipal sewer system at an estimated cost of $45mm, and 4) whether to approve allowing for the expansion of the erosion control geotube project at the base of the Baxter Road bluff, to be funded privately. All were approved to be on the ballot for a vote except the one that was going to be funded privately. Should be interesting to see which way people vote at the ballot when their heartstrings aren't getting pulled as they do at Town Meeting. $208mm is a lot of money...

LET'S MAKE IT HAPPEN WITH PEPPER II |
 | | Creative Solutions | With summer just around the corner, the Island is coming to life, and so is the real estate market. In a market this active, keeping an open mind is key.
Team JPFCO recently worked with two clients, a Buyer and a Seller, on a creative deal that made it happen for both sides. The Buyer was stretched thin on the property they wanted to purchase because they also had a property of their own to sell. The challenge: they weren't planning to list their property until July, when their selling season begins, but they wanted to close on a Nantucket home in June.
To bridge the gap, Team JPFCO structured a plan where the Buyer would pay the Seller three times the monthly rental rate, with those payments credited back to the Buyer at closing. If the Buyer didn't close within six months, the Seller would keep the inflated rental income and move on to the next offer. A win all around: immediate cash flow for the Seller, and the time the Buyer needed to make it work.

| RENTAL MARKET UPDATE |
 | | Quintessential Nantucket | Some of the best parts of Nantucket are the ones you stumble into by accident, and some are worth seeking out on purpose. We've pulled together a list of our favorite ways to spend a day on the island, from the iconic to the under-the-radar. Whether you're visiting for the first time or have been coming for decades, we hope you find something on here to add to your summer.
- Sunset at Millie's. Sip a margarita, dig into Baja-style eats, and watch the sky melt into pink and gold over the dunes. The quintessential Nantucket evening.
- Bike to Sankaty Head. Pedal out to the red-and-white striped beacon perched on the bluffs at the easternmost point of the island. Then roll into 'Sconset Village for a sandwich at Claudette's, and finish with a stroll along the Bluff Walk, where rose-covered cottages spill toward the Atlantic.
- Ice cream at The Juice Bar. Brave the line and try one of their signature flavors in a fresh-baked waffle cone. Crantucket, Cookie Butt (IYKYK), Green Monster, and The Carl are all local favorites.
- Wander Coskata-Coatue. Lace up your sneakers and explore the wildlife refuge, where miles of trails wind through dunes, woods, and beachfront, offering one of the most beautiful (and peaceful) ways to take in the island's wild side.
- Shop downtown. Wander the cobblestone streets and pop into the local boutiques, galleries, and shops. Browse Erica Wilson for a charming needlepoint project, hunt for a one-of-a-kind find at the antique shops, and stop by Lemon Press for an iced Tahini Date Latte (tastes like a cookie in a cup) before continuing your wander.
- Go whale watching. Set sail on an excursion with one of the outfitters offering tours throughout the season. Book one that fits your schedule and prepare to be awed when a humpback breaches off the bow.
- Pick your own at Bartlett's Farm. Spend an afternoon gathering veggies, strawberries, or flowers straight from the fields. A sweet outing that ends with a basket full of summer.
- Stargaze at Maria Mitchell. Spend an evening at the Loines Observatory peering through state-of-the-art telescopes, a fitting tribute to Nantucket's pioneering astronomer and America's first female professional astronomer.
- Rent a SUP board and glide across Nantucket Harbor. Paddle past moored sailboats, spot seabirds along the shore, and take in the island from a perspective most visitors miss.
- Morning buns at Wicked Island Bakery. Wake up early and chase a warm one before they sell out. Flaky, buttery, and so beloved they often disappear before noon.
- Climb Altar Rock. Bike or drive to one of the highest points on the island. Take in sweeping views of moorland, ponds, and ocean, and keep an eye out for arrowheads underfoot, a quiet reminder of Nantucket's earliest inhabitants.
- Beach clambake from Sayle's. Order the whole spread and unpack it on the sand. Lobster, steamers, corn, and chowder, no reservation required.
- Afternoon at Cisco Brewery. Order a beer flight, settle in for live music, and graze your way through the food trucks parked outside.
- Walk through history. Join a tour with the Nantucket Historical Association and step back in time. Knowledgeable guides bring the island's whaling-era streets to life, weaving stories of sea captains, abolitionists, and the families who shaped Nantucket into what it is today.
- Ghost Walk after dark. As darkness settles over the cobblestones, take a guided tour through the shadowy corners of Town. Hear the lingering tales of sea captains lost at sea, restless widows, and the haunted houses they're said to still occupy.
