Just Like That...

The season is upon us and yet again ACK is proving to be the coolest place on Earth in more ways than one, except for the real estate market which continues to sizzle. There's currently at least $170M of property under agreement, which is the third highest amount in history for this time of year. Take out the COVID years and that amount would be the second highest ever, falling short of the highest amount by just $10M. There are no signs of softening either (makes sense), equity markets are hovering at all-time highs and where else would you rather be...

No Better Place to Be

Welcome to early Nantucket summer: bluebirds and 70s one day, sheets of rain and 50s the next. "Junuary" is real. But here's what we Nantucketers know: it only gets better from here. While the mainland bakes in the summer heat, we get to enjoy a cool breeze from mid-June through mid-October. Having been around the world a couple of times, I can say with confidence there is no better place to be than Nantucket for those four months.

Recently, Team JPFCO closed on a very special property. The new owners were excited to renovate and bring the home up to date, but a neighboring property owner wasn't thrilled about the planned changes. Time to make it happen.

We approached the neighbor with a simple idea: what if the new owner purchased their property, too? The neighbor's first concern was obvious. They didn't want to leave the island or be stuck somewhere else for the summer. So we worked out a solution: the seller would have the entire summer to find a new home on Nantucket, with a closing set for mid-October, plenty of time to land somewhere right. The neighbor agreed, and as part of the deal, agreed not to oppose the buyer's renovation plans for the 1820s home.

We call it a W, a dub, a win all around, because everyone gets to stay cool and Team JPFCO gets three deals done.

This summer, it's coming back inside The Fairgrounds, offering donuts, coffee, and breakfast sandwiches, with a late June opening on the horizon. Some things are worth waiting for.

A New Chapter for The Fairgrounds at 27 Fairgrounds Road
The Fairgrounds itself has its own story this season. The restaurant that generations of islanders have relied on for sports banquets, fundraiser dinners, and casual family meals is under new ownership for the first time in a long time. New owners Ethan and Alexis Devine have been clear about their intentions: keep its heart intact. For a restaurant that has always prioritized community, that commitment means everything.

Café 22 at 22 Federal Street
The space Corner Table left behind has found a new identity. Café 22 opened at 22 Federal Street inside the Nantucket Culinary Center, with longtime island restaurateur Jonas Baker at the helm. Fresh donuts, breakfast sandwiches, salads, pastries, Vietnamese coffee, matcha, golden milk lattes, a courtyard patio, and cooking classes upstairs. There's a lot going on here in the best way.

Bloom Bar at 9 South Water Street
After a buzzy debut as a weekend pop-up at The Boarding House last summer, Bloom Bar is stepping into a permanent home at 9 South Water Street in the former Misogi Noodle Bar location. Dinner service and a casual morning cafe option, from someone who knows this island's restaurant scene as well as anyone.

The Island Blend at 149 Orange Street
Orange Street has a new addition this season. The Island Blend brings a Mediterranean-leaning menu to the former Shangri-La Kitchen space while keeping pizza and sushi in the mix. The interior has been renovated for a lighter, more open feel.

Bliss Nantucket at 5 West Creek Road
Bliss Nantucket on West Creek Road centers on simplicity: cold-pressed juices, smoothies, protein shakes, coffee, and grab-and-go meals made with clean ingredients. It fills a real gap for people wanting something fast, fresh, and genuinely good for them.

A Sailor's Valentine by Tuckernuck at 23 Centre Street
Centre Street got a little more exciting this season, and the newest addition is practically at our doorstep. The shop has opened just two doors down from our office, and it's absolutely worth seeing in person. The walls and ceiling are covered in shells arranged in intricate patterns, making the space a literal, life-sized sailor's valentine. It's one of the most beautiful retail spaces the island has seen in years.

Patina at 8 India Street
Patina has a new home and new ownership. Previously located on Centre Street, the island shop has moved to 8 India Street, next door to Blackeyed Susan's. The new space features a beautifully designed interior and an expanded selection, making it well worth a visit even for longtime regulars.

Marissa Collection at Centre Street
Marissa Collection has relocated to the end of the first block of Centre Street, right alongside A Sailor's Valentine. The family-owned luxury retailer has been a destination for nearly five decades, carrying names like Oscar de la Renta, Brunello Cucinelli, and Manolo Blahnik. Centre Street is having a moment!

Julia Amory at 28B Easy Street
Julia Amory opened its Nantucket doors this past April. Known for bold colors, classic silhouettes, and table linens that make a summer dinner feel like an occasion, the Easy Street location feels like a natural fit for the island.

The Dive Restaurant at 15 South Water Street
The Dive is a lively waterfront oyster bar and street-food spot at 15 South Water Street, in the former Charlie Noble space. Expect a laid-back, come-as-you-are atmosphere, nostalgic tunes, and craveable bites with a casual elegance that makes it easy to stay longer than you planned.

Dairy Boy — 14 Federal Street
Paige Lorenze's American lifestyle brand opened its Nantucket flagship on Federal Street for Memorial Day Weekend, alongside the launch of its new Shell and Sail collection designed with Nantucket in mind. Apparel, accessories, and home goods with a relaxed, classic New England sensibility.
