In a few weeks, we'll close the book on another healthy year. Days on market and inventory have ticked up a little, but still historically low. One big stat that caught my eye is the dollar volume in the pipeline right now, which is around $250mm, which is the highest it has ever been in December -- here we come 2025!

So much to be thankful for living on Nantucket, even the subtle aspects like how many amazing sandwich shops there are -- there are the staples like Something Natural and Henry's Jr., but there are the newcomers like Born & Bread and Pip & Anchor -- so good...

JPFCO has a Buyer looking to purchase a house, but their bonus date for distribution is unknown. What is known, however, is that the distribution will happen within 6 months. Understandably, the Seller has financial obligations and prefers not to wait 6 months...time to make it happen! Team JPFCO strikes a deal where the Buyer pays additional funds each month past the initial 30 days from going into contract. To sweeten the deal, funds are released on a monthly basis out of escrow from the purchase and sale deposit.

Steamship Authority Reservation Opening Dates

Are you planning to bring your vehicle with you on vacation? Mark your calendar for January 28, 2025, at 8:00 AM EST, when the Steamship Authority will open their summer reservation period online to the general public.

Qualified homeowners who are registered in the Steamship Authority's 2025 Excursion or Preferred programs, the Headstart Program will begin on January 14, 2025 at 8:00 AM EST.

Both opening days are for the reservation period of May 13th, 2025, to October 21st, 2025. For further information regarding the purchase, use, and transfer of reservations, and to access the 2025 Headstart Vehicle Registration Application form, as well as all other information pertaining to 2025 vehicle ferry reservations, please follow the link below to the Steamship Authority's website.
