GROUND NOTES FROM DALTON
Always Nice to Come Home
Always Nice to Come Home
Whenever I round Brant Point coming home, I always have to pinch myself, remembering that Nantucket is one of the most special places in the world.

Despite one of the harsher winters in recent history, the market remains healthy, with the biggest headwind being a lack of inventory. Currently, there are 81 available listings. Compare that to this time in 2009, when there were 519 available listings!

Sellers will begin to come out of hibernation in the very near future, which is great because there are definitely ready, willing, and able buyers waiting.

LET'S MAKE IT HAPPEN WITH PEPPER II
When Getting Here Is Half the Deal
When Getting Here Is Half the Deal
If you're in it to win it, we're here to help guide you to make it happen.

What a winter we've been having. It reminds me of when I was a kid before we had an ice rink. We would flood the corner of New Lane and Grove Lane for ice skating, and then rip quads across the frozen harbor from Monomoy to Washington Street. Times have certainly changed, but the Grey Lady still lives up to her name, making it nearly impossible to get to the island sometimes. For those of us who live here year-round, it's part of the deal and we deal. For most of the summer crew, it's few and far between that a day comes when you simply cannot leave or arrive one way or another.

A great property came on the market the same weekend a small Nor'easter hit the island. Team JPFCO knew the property would go under contract immediately, and that the Seller was not willing to accept any offers without the Buyer seeing the property in person. Time to make it happen. The airport was completely shut down, and Hy-Line wasn't running, but we knew the Steamship Authority planned to run at least one slow boat. We advised our client that it was time to ride or die. The client listened, left their house at 3am, and made the 9:15am slow boat. We saw the property and put it under agreement that same day. The very next day the airport opened and someone came in with a backup offer more than 10% higher than our client's.

Sometimes the best things in life are worth the mission...

Spring is on the way. Cheers to the good life.
RENTAL MARKET UPDATE
Heading Into the Season
Heading Into the Season
While winter still lingers on Nantucket, the rental season is already taking shape. As spring approaches, both guests and homeowners are making important decisions that will influence the months ahead.

The rental market is looking strong heading into the season. Booking pace is on par with last year in terms of volume, but rental values are running slightly ahead, which is an encouraging sign overall. At the same time, this is often the point in the season when highly specific searches become more challenging, especially for prime summer weeks and in the island's most desirable locations.

For homeowners, this is also an important time to stay realistic. Well-positioned homes that are priced appropriately continue to draw booking interest, and thoughtful decision-making now can help avoid missed opportunities as the season progresses.

Another Nantucket summer will be here before we know it, and our rental team is always happy to help guide both homeowners and guests through the process.
