 | | Once You're In... | Among the many great aspects of owning real estate on Island is the relatively low mill rate. The mill rate is the tax rate applied to the assessed value of a property. The current mill rate on Nantucket is 3.12, which is the lowest rate it has been since 2010 (it changes yearly). So, if a property is assessed at $1mm, the real estate taxes would be $3,120. By comparison, these are the mill rates in a few other markets:
NYC - 11
Hamptons - 15
Palm Beach - 20
Aspen - 40
Besides debt service, once you're in the Nantucket market, expenses are relatively low.

 | | Health, Wealth, and Happy Accidents | My wife and I recently traveled to El Salvador for stem cell treatments, a noninvasive procedure we chose over conventional surgery to address years of physical wear and tear. We opted to have the procedure done on a beautiful Salvadoran beach, which made for quite the setting.
While there, we met a nice couple from Boston who were there for the same reason. As it turns out, they are longtime Nantucket admirers with plans to rent this summer and hopes of buying in the not-too-distant future. Since health and wealth have a way of going hand in hand, we got to work making it happen, booking them a 2026 rental through our program and setting them up on our MLS.
The stem cells are doing their job, and so are we. What a wonderful world.

The 50th Annual Daffodil Festival runs Friday, April 24th through Sunday, April 26th, bringing the island to life with antique cars, flower shows, children's activities, and all the color and charm that make Daffy Weekend one of the most anticipated events of the year.
