GROUND NOTES FROM DALTON |
| | 75 With a Breeze | I feel deja vu every time I write "75 with a breeze." Nantucket is quickly becoming the coolest place on the planet during June, July and August in more ways than one. The market remains strong and the theory of supply and demand continues to be true. On an island, supply is set for the moment. Demand is variable. 105 degrees in a concrete jungle or 75 degrees with a breeze on the beach: I have a feeling demand is strong.
Set supply, strong demand, and the market is healthy.

| LET'S MAKE IT HAPPEN WITH PEPPER |
| | Summer, Sellers, and the Spirit of '76 | Living the good life with so many great things going on, thirty miles out to sea. We are truly blessed to enjoy the best weather, five-star restaurants, great friends and family gatherings, waves, fishing, tennis, golf, awesome live music, and the list just keeps going on and on. Why would you sell? This is the problem Team JPFCO runs into over and over on this slice of paradise in the Atlantic Ocean. Inventory is low and demand is high, but we find ways to make deals happen.
Sellers are still out there, they just need the right reason to jump. Take a deal we recently closed: our seller wanted to sell, but wanted to use the property for the summer first. After two years on the market, we found a buyer, but that buyer also wanted the property this summer. Time to make it happen. Team JPFCO dug deep and found two rental properties for the seller, then negotiated for the buyer to cover those rentals, getting our client over asking price on the sale. We love what we do and do what we love: making deals happen.
A big shout-out to our great nation on the 250th anniversary of its founding! Looking forward to continuing the legacy of this great nation of making it happen, where all is one and one is all.
We hope everyone is enjoying the beginning of a beautiful summer. If you're downtown, please stop in and say hi. We look forward to seeing you on the Island.

| RENTAL MARKET UPDATE |
| | Settle Into Summer | Choose the beach that's closest rather than crossing the island in traffic. Pick up dinner and dine al fresco at your rental. Start one morning with coffee along the harbor before Town comes to life, or spend an evening watching the sunset from a quieter stretch of beach. Leave room for an unplanned bike ride, an afternoon nap, or another hour by the water.
Some of Nantucket's most memorable moments are often the simplest. Wander the trails at Sanford Farm, stroll the 'Sconset Bluff Walk before the day begins, or pick up lunch from a local market and enjoy it at one of the island's many conservation areas. Stop by one of the island's farms for fresh produce, flowers, or a freshly baked treat. If you're feeling adventurous, spend an hour picking your own flowers or vegetables, then head back to your rental with no agenda beyond enjoying the afternoon.
A Nantucket vacation rental offers something a hotel itinerary cannot: the opportunity to settle in, slow down, and briefly experience the island as home. At the height of summer, that may be the greatest luxury of all.
Ready to settle into your own Nantucket summer? Explore last-minute rentals for this season, or start planning ahead for next. Our agents are just a call or click away.
