Our clients bought a property in Brant Point about eight years ago, that they developed into four lots – two improved and two vacant. It took them about a year to get the sub-division approved, so we started marketing the four properties about seven years ago. One lot with a rundown building on it sold immediately to a spec. builder, who fixed the building up and ended up basically fire selling it during the bust to an end-user. A vacant lot sold about two years ago to an end-user who built a beautiful house on it. A third lot with a house, that the developer fixed up, sold the beginning of this summer to an investor. And, the fourth lot, after only being on the market for 2,400+ days, is selling to a… developer!
Further proof that we are at the beginning of a boom cycle. Developers lead the way.
