Many moons ago when I worked as a commercial real estate broker, I remember the deals were about the numbers. Although they could be complicated, the numbers didn’t lie; the Seller and/or Buyer might have lied, but the numbers didn’t. So, as long as everyone agreed on the numbers, the deal should go through. Residential deals are so different, especially on Nantucket. No two properties are the same, so determining value is not always straightforward and a house is someone’s home where many memories have been made and they are connected to it. So, resi deals are typically full of emotion. If the emotions are not managed properly, a deal can fall apart over something that seems to be insignificant, but for whatever reason got the Buyer or Seller riled up. I just did a deal where the Seller almost crushed it because he was so fired up that the Buyer included his garden tools on the inventory list. Fortunately, I calmed him down, but it was close.
