Heed the W-Factor

There are many factors to consider when looking at a property. There are hard factors like what is the additional buildability of the property, can the property have a bigger septic, can it tie into Town Sewer, are there deed restrictions, what can happen with the abutting properties and the list goes on. Then there are the soft factors, does the client want a view, do they want to be in Town, near a beach, what budget do they want to stay within, where will their children want to be, where will the client be happiest now, in 5 years, in 10 years and the list goes on. A good broker knows these factors and how to handle. A great broker knows these factors and how to handle, but keeps the W-factor at the top of the list. The W-factor, also known as the Wife-factor, is commonly the most important factor of the whole buying decision. There have been countless times where I have found (or at least I thought I found) the perfect property for clients and for whatever reason, the wife wanted a different property; guess which one they bought:-) As the saying goes, a happy wife makes for a happy life.
