Recently a property came for sale that abuts one of my clients. I called him and told him he should strongly think about buying it. He said, okay, I’m not really in the market to buy another property but even if I was, why don’t I just buy the property across the street for a little bit more money that has a better view. I told him, controlling the abutting property will put him in a much better position than controlling two properties with a street in between. It will give him more flexibility with what he can do on his property, it will give him control of what happens next to him and if and when he goes to sell, it will give him more options; to him, the whole will be more than the sum of the parts. Think backgammon – you want to control two abutting points more than two non-abutting points. It cuts your competitors options off and puts you in a much stronger position. Fortunately he plays backgammon – he bought the property.
